Relevant Legal Terminology:

Usufruct - a license (generally via a leasehold interest) in real property which authorizes the person holding same to possess or exercise other rights in the property during the term of the license.

Dispossessory Action - a legal proceeding brought by a landlord which seeks to sever the landlord-tenant relationship, provide a final accounting of any money sums or other obligations between the parties, and return possession of the leased premises to the landlord.
